Forney Commons - Petsmart, Best Buy & Ross in Forney!

Sorry it’s been a while since the last post, but it’s worth the wait! Someone just sent me some information about “Forney Commons”; this development consists of much of the remaining land just west of Sonic, along “Old FM 548″, which is just west of where 548 is now. If you’re going down Highway 80 from Dallas towards the Forney WalMart, this parcel of land is on your left just as you exit FM-548 to go to WalMart or Lowe’s.

This development is a project of the Woodmont Company. They state that “Our new Forney development will be over 500,000 sf and will consist of multiple big box retailers and freestanding high profile retailers and restaurants.  Forney is quickly becoming another one of the bright, fast growing DFW suburbs that is poised to demand a large retail community
shopping center.  Our 75 acre site is opposite the brand new Wal-Mart Supercenter and Lowe’s Home Improvement store located on Hwy 80 and FM 548.”

A look at the siteplan reveals MANY interesting things. First of all, there are three companies whose logos already adorn several of the buildings on the siteplan. The site plan has one row of “big box” stores, which run in a line parallel to 548; the space directly on the service road is designated for 5 different, smaller stores (retail, fast food, a restaurant and a “coffee shop”). Another 6 different, smaller spaces run in a row parallel, and closer to, 548.

The row of “big box” stores has three buildings that are labeled with a company’s logo already:

  • A building labeled as a 20,087 square foot retail space that says “Petsmart”
  • A building labeled as a 30,187 square foot retail space that says “Ross”
  • A building labeled as a 30,000 square foot retail space that says “Best Buy”

I won’t believe it until I see it, especially since the minutes of the city council and the planning & zoning meetings don’t mention anything about Forney Commons or any of these stores…however, this is a preliminary site plan which is dated May 22nd & May 24th, 2006, so it’s entirely possible that things are still in a very preliminary stage and these items haven’t been considered in a public meeting yet, but will be soon.

In addition to these three buildings, the following free-standing buildings are on the site plan:

  • 2,890 sq. ft. fast food restaurant
  • 6,500 sq. ft. retail space
  • 6,078 sq. ft. restaurant
  • 1,881 sq. ft. coffee shop (odd…Shafer Plaza already mentions a Starbucks…are there any other coffee shops left in business these days?)
  • 14,300 sq. ft. retail space
  • 6,078 sq. ft. restaurant
  • 6,500 sq. ft. retail space
  • 6,500 sq. ft. retail space
  • 34,425 sq. ft. retail sapce
  • 6,912 sq. ft. retail space
  • 34,425 sq. ft. retail space

In addition, in the row of “big box” stores that include Ross, Best Buy & Petsmart, there are several other spaces:

  • Retail shops, 18,400 sq. ft. retail space
  • Retail shops, 20,087 sq. ft. retail space
  • Retail shops, 7,800 sq. ft. retail space
  • “Major”, 126,874 sq. ft. of space
  • Retail shops, 10,000 sq. ft. of retail space
  • “Major”, 102,000 sq. ft. of retail space

Some of these retail shops look like they’re made to be split up by several smaller stores. The 126,874 sq. ft. of space and the 102,000 sq. ft. of space look to be set aside for major anchor stores. If you read my earlier post about Place LeGrand, you’ll remember that Place LeGrand is anchored by a single 120,000 sq. ft. space and that Target stores are generally around 120,000 sq. ft., with SuperTarget stores running as big as 180,000 sq. ft. So these two stores are something big - perhaps a Target, Home Depot or other store is coming into Forney Commons. I doubt that three buildings this big would be built by two separate developers unless they felt pretty sure that the demand was there for such stores in Forney.

The 102,000 sq. ft. space puzzles me. It’s too small, really, for a Target, but too big for another grocery store. However, H-E-B, who also operate Central Market grocery stores, does have a few stores that are 100,000 sq. feet or bigger - they’ve opened 6 “H-E-B Plus” stores that range from 109,000 sq. feet to 161,000 sq. feet. H-E-B doesn’t operate any stores in the Dallas area, but does have a few stores south of the Metroplex, and they’ve already announced their intention to open 12 more “H-E-B Plus” stores in the next two years, throughout Texas. So it’s entirely possible that the 100,000 square foot space at the end of the row of “big box” stores could be planned for a larger, high-end grocery store.

Two readers, Justin and Jeff, both emailed me on Tuesday about Place LeGrand - AmeriStar Commercial, who appear to be the brokers that are representing Place LeGrand, has some detailed information on their website about this exciting new shopping center development that’s planned for the intersection of FM 741 & FM 548 here in Forney. Thanks, guys, for sending me the URL of their site!

The first exciting thing I saw was that AmeriStar commercial represents property in areas such as Plano, Frisco, Carrollton and more, and they’re currently working on “Uptowne Frisco”, what will be a 3 million square foot center, so Place LeGrand may be as nice as I’ve been hearing.

From looking over the AmeriStar website, I’ve discovered that the shopping center at Place LeGrand is currently scheduled to be open in Spring 2007 and consist of 21,000 square feet of retail space. It will be on the portion of the development that is on the north side of FM 548.

Another interesting fact is that AmeriStar’s demographic information shows that for the 5 miles surrounding this development, the estimated population is 18,736, with a 66.75% growth rate and an average household income of $68,977.

The remaining portion of the development appears to consist of pad sites - most of which will be set aside for use by retailers and restaurants, but one of the sites is marked as an office building, and another may have a mix of retail and offices. The plans for this portion of the development also show a series of streams and ponds running through the property, creating a riverwalk or riverside effect. The realtor’s website lists these sites as “Year Built: 2006″, which makes it look like they planned to have it built by the end of 2006, but my guess is it’ll be sometime in early-to-mid 2007. I haven’t been over in that part of Forney recently, but I don’t think construction has begun yet, so chances are the buildings won’t be ready until 2007.

In case you’re wondering, the shopping center’s rates were listed at $22-$25 per square foot with a 3-5 year term; the pad sites range from $20/square foot to $25/square foot. This information is from AmeriStar Commercial’s website, www.AmeriStarRetail.com, and they list Chet Wilke, 972-618-1047, as the contact person if you’re interested in leasing space there.

With a 21,000 square foot shopping center and 16 pad sites (including one 120,000 square foot pad site marked as retail/restaurant - 120,000 square feet is about the size of a regular Target - SuperTargets are usually about 180,000 square feet; it’s also about the size of a Lowes or Home Depot; since Forney already has a Lowes, and Target has been rumored, it definitely makes you wonder if this could be a new Target store), this is a huge new development that will bring quite a few new stores and restaurants to Forney.

As I hear more about the progress at Place LeGrand as well as possible tenants, I’ll post more updates. In the meantime, please email me at josh@twentypeacefulminutes.com if you have any news on new developments in Forney.

Forney ISD a “Model for Security in Schools”

No matter where you might stand on the upcoming Forney ISD Bond Election, all residents of Forney should be proud of a recent article in the Dallas Morning News. On the front page of this past Sunday’s paper, the News ran an article titled Forney a Model for Security in Schools.

The article discusses the Texas Safe School Award that Forney received last year for the security at L.E. Claybon Elementary. What I found most interesting about the article is the approach Forney ISD is taking - the article opens with a discussion about how a stranger (who turned out to be the Dallas Morning News reporter) was standing outside of Claybon recently one morning as students began arriving for the day. Within two minutes, a secretary was challenging the stranger and asking who they were and why they were there, and a few minutes later a “Forney ISD official” arrived and asked the stranger to leave the campus immediately.

Instead of trusting in technology and the latest gadgets to detect threats to the students, the article shows how Forney is focusing on intelligent building layouts (front offices that look out on the main entrance to the school, etc.), training their teachers and staff to look for people who don’t belong and challenge them, and other security measures such as requiring visitors to prove their identity by providing their driver’s license. It’s an impressive, intelligent approach to school safety, and one other districts would do well to model.
While a lot of the focus around town is on the city of Forney and all the new development, businesses, restaurants and retailers moving in, but it’s just as exciting to me to watch Forney ISD grow - with projects such as the electronic textbook pilot program and the focus on school safety, it’s clear that Forney ISD is on the cutting edge of creating a safe, rich and wholesome learning environment that incorporates the best technology has to offer.

Posados in Forney?

A reader emailed me this morning; apparently I’m not the only one who’s excited about the possibility of a Posados in Forney - he contacted Posados and asked if they had a timeframe for when they might be opening in Forney. Their response was that they didn’t have a timeframe at this time, but that they were planning to expand in ‘DFW’ in 2007 and hope to be in Forney soon. If anyone hears more concrete plans for Posados in Forney next year, please email me so I can get the word out!

Indoor Sports Facility

The building the Scratch and Dent Furniture store used to be in on Highway 80 will soon reopen, but as an indoor sports facility. In addition to a shop, weight training and aerobics, the facility will be setup for several indoor sports for kids, and will have indoor 4 on 4 soccer, indoor baseball and indoor softball. In addition to providing an opportunity for all the children of Forney to play these sports, they are also looking for referees and umpires. For more info, contact Premier Sports at 214-577-6810. I can’t find a specific date for when they will be opening, other than “very soon”.

Random Forney Development News

As much as I hate to admit it, the Aggies manage to do something I find useful from time to time - Texas A&M has a Real Estate Center that tracks development and real estate trends, with a special focus on Texas real estate. Here’s a convenient link that will search their archives for all articles they’ve noted relating to the Dallas-Fort Worth-Arlington Market that mention the word ‘Forney’. They routinely post who-bought-what-land type news, which I’ll summarize from time to time on this blog. To catch up, here’s some interesting news from the past year and a half or so you may not have heard. Some of this news is old enough that any developments mentioned may no longer be planned, but it’s interesting to see who’s been buying what land, etc…

May 2005 - Standridge Cos. bought 95 acres in unincorporated Kaufman County near the Travis Ranch development. The land is situated near Highway 80 & FM 460. The plan is for a 250,000 square foot shopping center and ten pad sites, tentatively called “Forney Crossing”. According to the article, they’re waiting for further growth and development in Forney before they build the entire center. The 95 acres was on the market for $1.9 million.

Posado’s Mexican Cafe has been rumored to be involved in Mustang Crossing - indeed, in May 2005, they put 1.4 acres under contract for a 7,000 square foot restaurant (the Chilli’s that’s already open there is approximately 5,800 square feet). Nothing seems to have happened since then concerning the Posado’s.

February 2006 - Walgreens, Starbucks, Cingular Wireless, VIP Cleaners and Creating Memories are signed up to be the inital tenants in Shafer Plaza at Mustang Crossing.

April 2006 - The North Central Texas Council of Governments (NTCCOG) released a study showing that Forney had seen a 14.61% increase in population up to 10,200 people.

July 2006 - Hanover Property Co. obtained 920 acres of land off of FM 548 to build a 2,700 home residential community to be called Devonshire. Seven homebuilders have signed on to the project, and lot development is planned to begin in November 2006, with lots ready in late 2007 and homes ready to move in by early 2008.
I’ll be sure to post anything else interesting I see posted to their site concerning Forney.

Chase Bank, Jiffy Lube Coming to Forney

This evening the Forney Planning & Zoning Commission meets to discuss 10 different development projects, including the site plan for a Jiffy Lube in Shafer Plaza (I believe Shafer Plaza is across the street from WalMart, near where the Sonic is. Feel free to contact me if that’s not correct, though!) as well as a Chase Bank in that same development, a few lots down.

There’s also an item on the agenda to consider the final plat of lot one of the Place Le Grand planned development. I’ve been hearing a lot about Place Le Grand, but I haven’t gotten any solid details yet. If you’re involved with this development, or know someone who is or might have more information, please get in touch with me! This looks like it could be a huge new development that would bring a lot of new things to Forney, so I’m dying to know more about it.

Update: someone did confirm for me that Shafer Plaza is at Mustang Crossing and that Jiffy Lube will be near the Sonic, just north of it, actually. Thanks for that info!

Hospital in Forney - Summer 2008

Sorry it’s been a while since I’ve posted any news; I’ve actually been in the process of completing my move to Forney, so things have been busy. However, as many of you may have heard, there’s been an official announcement - Forney is getting a hospital! The Dallas Business Journal ran a story on September 15th about Cirrus Health bringing a 63 bed hospital to Forney.

According to the article, Forney’s rapid growth has created a clear need for additional doctors as well as a full service hospital. Cirrus is hoping to finalze plans by November, begin construction by early 2007 and finish up within 15 months - meaning that by Summer 2008, Forney could have a hospital.

Demand for additional facilities and infrastructure such as a hospital has become so apparent that, according to the article, three different companies have expressed interest in developing a hospital in Forney.

The hospital would provide both in-patient and out-patient services, as well as an emergency room.

If you’re like me and have never heard of Cirrus before, check out their website, it’s impressive. They’re headquartered in Trophy Club, and list ten current facilities on their website; they seem to specialize in ‘upscale’ areas - their existing facilities are in areas like Trophy Club; Beverly Hills, California; McKinney and more.

That’s all for now, but I did update the ‘Stores Open & Opening in Forney‘ page - no new stores or shops, but I did confirm a few things, such as the fact that a Cold Stone Creamery - a wonderful, delicious, ice cream shop - will be opening in the new shopping center that’s being built near the Sonic.

Hopefiully I’ll have more news on businesses coming to Forney soon, as well as some posts about my transition into life here in beautiful (but dry - we need more rain!) Forney, Texas.
